Why we exist
In Italy, the buyer is the only party at the table without a tool. The agent works for the seller. The notary certifies the deed, not the deal. The surveyor arrives late in the process. Patrim sits on the buyer's side, from the first listing to closing day.
How it works
We extract structured facts from a listing (Immobiliare.it, Idealista, Casa.it, Subito), calculate the retrofit cost to bring the property to an energy class compliant with the EU EPBD 2024/1275 directive, apply the available incentives, and compare properties side by side. In Italian or English.
What Patrim is NOT
Patrim is not a listing portal, not an iBuyer, not a real-estate agency, not a surveyor, not a notary. We don't issue energy certificates, we don't notarize deeds, we don't provide financial or legal advice. For every binding decision, work with licensed professionals.
